The real estate market in Singapore witnessed a significant turnaround in the second quarter of the year, showcasing the resilience of new home sales despite ongoing challenges with launches. A recent report from Savills highlighted that new home transactions surged by 6.4% quarter on quarter, reaching a total of 2,141 units sold.
This increase comes after a notable decline of 31.5% in the previous quarter, positioning the current figures as an encouraging sign for developers and investors alike. Additionally, when compared to the same period last year, sales have remarkably increased by 76.7%, reinforcing a growing appetite for new properties.
Launches Decline While Demand Rises
Developers introduced a total of 1,783 private residential units in Q2, marking a decrease of 3.3% from the previous quarter. However, this figure represents a year-on-year increase of 17.3%. The report noted that this quarterly launch volume is now at its lowest level since Q2 of 2025.
A standout feature of this period was that no new projects were launched in the Core Central Region (CCR), which is noteworthy as it marks the first occurrence since early 2017. This absence may have spurred buyers towards other regions and influenced their purchasing decisions.
Regional Breakdown: OCR Leads Sales
The Outside Central Region (OCR) emerged as the dominant area for new home sales during this quarter, recording an impressive leap of 63.1% from the previous quarter. This accounted for approximately 69.8% of all primary-market transactions with a total of 1,494 units sold.
In contrast, sales numbers within the Rest of Central Region saw a healthy climb of 44.3%, translating to 577 units sold; however, activity within the CCR fell sharply by an alarming 90%, resulting in only 70 units transacted.
Top Performing Projects Drive Sales
Several projects contributed significantly to these burgeoning sales figures during Q2. Notably, Tengah Garden Residences achieved remarkable success by selling out nearly all its available units—861 out of a total of 863—by quarter’s end. Additionally, Vela Bay and Hudson Place Residences also reported strong performances with sales figures reaching 371 out of 515 units and 194 out of 327 units respectively.
Secondary Market Sees Growth
The secondary market too showed signs of revitalization with transactions jumping by approximately 17.9%, culminating in about 4,007 units sold—the rebound suggesting that buyers are increasingly looking beyond newly developed properties amid limited availability.
This trend could be indicative of shifting consumer preferences where buyers explore resale options due to restricted choices in freshly launched developments.
Conclusion: Market Sentiment Remains Positive
The data indicates that despite facing lower launch numbers and certain regional challenges, buyer interest remains robust across Singapore’s property market landscape. Such dynamics underscore not merely recovery but also potential growth opportunities ahead.
