July Sees Significant Rise in New Home Sales

In July, Singapore’s real estate market experienced a notable uptick in new private home sales, marking a significant rebound from the previous month. With developers selling 731 units during this period, the figures reflect nearly a fivefold increase compared to June’s sales of just 156 homes. However, it’s important to note that this total is still 22.2 percent lower than the same month last year, when 940 units were sold.

The month featured two major property launches—Dunearn House and Lentor Gardens Residences—which both contributed significantly to the supply of new homes. These projects were particularly well-received, achieving strong take-up rates around 55 percent at their respective launches.

Market Dynamics and Data Insights

Developers launched a total of 889 new units in July, excluding executive condominiums (ECs), which is noteworthy as it represents the first launch after a dry spell in June where no new units were introduced—a situation not seen since records began in 2007. In contrast to July’s performance, only zero units were launched in June. The inclusion of ECs raised the total number of homes sold to 758 for July.

This recent increase means that over the first seven months of 2026, approximately 4,885 new homes have been sold, indicating an 11.6 percent decline from the same timeframe last year when sales totaled 5,527 units.

Highlights from Key Projects

Dunearn House emerged as a standout project during this surge. Located within the Bukit Timah Turf City master plan, it recorded an impressive sale of 212 out of its 380 units during its launch weekend on July 25 and 26. The average price per square foot was set at S$3,140. Factors contributing to buyer confidence included its proximity to transportation hubs such as the Sixth Avenue MRT station and future developments planned for the area.

Lentor Gardens Residences also saw promising results with a sale rate of 54 percent; it sold 270 out of its available 499 units over its launch weekend on July 18 and 19 at an average price point around S$2,350 per square foot. This project is part of ongoing development efforts in the Lentor Hills estate.

Performance by Region

A closer examination of regional performance reveals that most sales were concentrated in areas where new launches occurred. Specifically, within the Outside Central Region (OCR), there were 334 units sold against 542 launched—which accounted for approximately 45.7 percent of all sales for July.

The Core Central Region (CCR) followed suit with around 32.1 percent market share from new sales; developers moved a total of 235 units while launching another batch of about 270 homes during this time frame.

Buyer Demographics and Trends

An analysis into buyer demographics shows that local purchasers remain dominant in Singapore’s property landscape; they constituted roughly 87.6 percent of all buyers in July while permanent residents made up about ten percent more at around ten point seven percent overall purchases. Foreign investors represented only a small fraction—just twelve transactions or approximately one point six percent—of the entire market activity for that month.

Looking Ahead: Market Projections

As we move into August, it is expected that sales may cool down slightly due to seasonal factors like the Hungry Ghost Festival influencing both buyer behavior and developer activity alike. Nevertheless, experts suggest optimism remains justified given forthcoming launches—including properties like Lucerne Grand and others—that may invigorate interest post-festival.

The overall sentiment surrounding Singapore’s real estate market looks manageable with projections forecasting between seven thousand five hundred to eight thousand five hundred new home sales throughout this year despite economic uncertainties impacting job security.
